Megaprojects take over New York
Architecture projects are occurring at an accelerated pace in New York. Whole blocks are being renovated to create hundreds of new homes, offices and retail space to accommodate New York’s ever-growing population.
Three megaprojects that are under construction right now are the Hudson Yards, Manhattan West and the One Vanderbilt. All scheduled to be completed on or before 2024, these projects are set to change New York and its skyline forever.
The Hudson Yards is a huge development plan, focussed on expanding New York’s Midtown Manhattan Business District westward to the Hudson River. The plan includes an extension of the New York City subway, a new subway station at 34th street and the rezoning of the Far West Side. The Hudson Yards zone is bound between 30th and 41st Street, 11th and 8th Avenue.
The $20 billion development is scheduled to be completed in two phases. Phase 1 includes the development of the eastern Hudson Yards, and is to contain two office towers on 10th avenue with a retail space between them. The southern tower, 10 Hudson Yards, was completed in 2016 with the second to be completed in 2019; both designed to achieve LEED CS Gold standard.
Manhattan West is a 5,381,955m2 mixed-use development. It consists of two large office buildings, two smaller residential towers and a public park. The Manhattan West development will be built on platforms over the Penn Station Storage tracks on 9th Avenue.
The platform that Manhattan West will be built on was completed in 2014 and cost $680 million. 1 Manhattan West (the first of the office buildings) is currently under construction, with the 67 storey building due to be completed in 2019. Work on 2 Manhattan West will commence when the first tower and an anchor tenant has been secured. The Lofts, also known as 3 Manhattan West, was the first of the residential towers and was completed in 2017. It has 64 floors and stands 730 feet high. The Pendry, or 4 Manhattan West, is a hotel-residential building and is still in the planning phase.
The One Vanderbilt is a 1,400ft skyscraper currently under construction at the corner of 42nd street and Vanderbilt Avenue, next to Grand Central Terminal. The luxury business building is already 37% leased with TD Bank, Eatery Restaurant, Greenburg Traurig and The Carlyle Group already signed as tenants. When completed in 2020, the building will be New York’s 4th tallest skyscraper.
These three projects alone show the sheer scale of development that is underway in New York, as it pushes the boundaries to continue to be a global hub for business and one of the most fascinating cities in the world to live in.
